While I love ambiguity in my art and I recognize some of REI is an art-form rather than a science, I am also always looking for ways to increase accuracy in my analyses. 

The agent is always relaying information either from a public source like assessment records, deed, etc or from the seller.If for example the seller put on the disclosure that the HVAC and plumbing are new and the agent uses that information in their listing the agent does not become liable for its accuracy.

I would still be cautious about providing a super hyper-local map to rely on, which increases temptations for investors to blindly follow a map due to its accuracy at its time of creation, and placing lesser importance on recent comps to their subject property.

There are several things I would do.One is have your agent print out the full broker listing and send it to you......check for accuracy and details.Price looks high to me for the area you are in.
