Typically the only time you will see a commercial lender willing to skip the PG is when you are using an SDIRA or similar investment vehicle  to purchase or refi.

I tried to use mine in the photo slot on BP but couldn't per rules.

These properties do NOT count towards your 10 slots either.At the end of the day, these loans are not typically meant to be stayed in long term.

There's a market for paper with no PG, but the higher discount will be in line with the increased risk.Purchasing any investment with a group of investors enters into the area of securities law and something you'll want to seek legal council for.

What I did early on that helped is I would install a drop box or mail slot in a closet for rent.
