As I look at our costs, I question if I should have done a tear down and constructed a 3 story, so I am not sure.By the way my general rule is we do not do rehabs unless it returns double the cost and at least $50k.

I can't say I fully understand, but I certainly get the main point:  Transferring the asset out of the S-corp will be a (capital) gain triggering event.I think (because I don't remember exactly) that in 2017 I changed the election of the corp from C to S in order avoid double taxation in the case of selling the property.

Here are the terms: Purchase Price: 255,500Loan Value: 229,950Sellers Credit: 15,000Down Payment: 25,550 (10%)Debt Payoff: ~22,000Interest Rate 8.12%This high debt payoff has doubled since I initially started this process (at first it was 10K) and lender is telling me it's due to the interest rate increases.

By way of comparison, the same year I bought the lien on the 36 acres parcel of commercial land being discussed here at 16%, I bought a lien on a double wide mobile home affixed to a permanent foundation in some remote Arizona town, and I got that one at 0%.The bulk of the property is not in a flood zone.
