Do I use the depreciation and amortization report and add “Building+furniture & fixtures” which is our total schedule E depreciation and amortization for current year or is there more to it?

In Sandbridge they are still allowing Vacation rentals, the North End and Shore Dr they are still allowing vacation rentals with a CUP.

On my end - I've heard that some of the easiest (and potentially cheapest) tricks could be:- applying a fresh coat of paint on the exterior / interior living room spaces of the home- refurnishing doors / door knobs - updating the lighting of bathrooms or kitchen area light fixtures- bathroom refurbishment- curb appeal / clearing out excess weeds/trees/shrubbery.I've also heard of situations where the home owner would either offer to build, or provide a backyard shed for the tenant as additional storage space, charging an extra $100-$150 per month if the tenant wanted to use it. 

After 25 years, the flooring, paint, appliances and even plumbing fixtures likely all need replacing.

We had a tenant terminate early so I took those funds and replaced all outlet fixtures/covers (where required), HVAC exhaust vents/returns, light bulbs, professionally cleaned, painted all closets, a ceiling that was yellowing, and touched up the walls and trim.
