You can be charged with wrong doing up to 10 years after you buy the property. 

We made a lot of mistakes like working in the wrong order and doing work just to keep my employees busy.

Multiple people including myself have tried to caution him of the the true costs but he's been repeatedly dismissive and has made it clear we give him motivation and he wants to prove us all wrong (whatever that means). 

That being said, there’s nothing wrong with investing in blue collar areas but I prefer to invest in the ones that have a higher degree of owner occupancy because the residents of those areas care about where they live and have deeper roots.

And if you're looking for "pockets" within a neighborhood you are generally already doing the wrong thing.
