A/B Class is your top choice as this will quality tenants. 

Asking them implies they have a choice.

It would be considered to be the safest end of the spectrum.  

Hey Steven - An LLC is a solid choice for structuring your partnership since it offers liability protection and keeps things clean when splitting ownership and profits.

@Joel Oh- if you are using a loan to acquire the property - the lender  requires  insurance ....if you own the property  free and  clear - your  choice  but I would still  recommend  insurance 

the only thing with that is protecting future landlords.. but then again thats a personal choice..  

I really want to start my investment journey but I'm not sure if an out of state property would be a good choice while renting in NYC or if we don't move, to move to a cheap market, live in the property for a bit and then rent it out.
