BUT The points they charge and interest are both way higher than normal, on some deals I ran numbers the points and interest were going to be 20k on properties where the ARV is 100k so you have to get properties at such a low price to make it work that it is so hard.

The only difference between STR insurance and LTR insurance is STR insurance will have a higher ceiling, which is normal considering their higher premium, and they will cover irregular items like flea damage, furniture damage or bike accidents which never fully cover the cost of insurance increase if you ever claim them.

They either list owner-occuiped houses for sale or know they can show a normal buyer 5-10 houses for a sale.- It's not profitable for them to search for under-market priced houses, figure out repairs needed or what other problem is pushing the price down and do even more for a newbie investor that has analysis-paralysis and may never buy anything.Some questions you'll want to share the answers to with any agent you choose:1) Are you paying cash or getting a mortgage?

This normally would not be an issue but the cost of the water/sewer is extremely high in this area and specifically because the meter is a one inch, the costs are much higher than a normal 3/4 inch on a non-duplex.

Now I straight up said there has to be some kind of contract and price and they did cover it with me (I don't know if they normally do that or only did it because I asked), however the price is $15k-40K or more.For me this is a major red flag and irresponsible.
