Located about 1/2 mile from the base of Sabino Canyon recreation area and Coronado National Forest, beautiful mountain views, cut-de-sac, very nice neighborhood.  

Assuming identical properties, a 3/2 in Largo FL 2 miles from beach with no pool or hot tub: $50,000 a year. 

Market rate is $1100 on the same street for the same style, size, and age of house.The tenant has been there for 25 years and has also worked as a handyman for the landlord on various properties, so the current owner has asked me to keep him there for at least the next year before raising rents.Property taxes from 2023 are just north of $2000.Based on this Deal Calculator it should cashflow month 1.My questions:1.

In North Jersey, buying is difficult from my beginner perspective with high prices, property tax, etc.Barrier to entry feels high in my area.

I live in North Bethesda and grew up in Bethesda, went to Walt Whitman highschool, not too far from Potomac. 

Here's an example: we use PriceLabs to gather data on all 2BD/2BA condos within a specific radius (5 or 10 miles, depending on the market).

I wasn't really certain of specific desirable spots nor the typical market rents and such for various units.

However I mainly wanted to ask about getting housing leases from traveling nurses.I currently have a 5 bed 2 bath, 1920 sqft home in a great neighborhood located less than 1.5 miles from 2 large hospitals here outside of Richmond.

We use PriceLabs to pull 2 lists (sleeps up to 7, and sleeps up 9) of properties within a 5–10 mile radius, then compare occupancy, nightly rate, and annual revenue for those 2 lists.
