I assume that is to assure them that you live in the rental.HOA's that ban STRs trump the law if it is allowed in a particular area.

California attorneys just want you to LLC locally and pay thru the nose the california franchise fee of $800 per LLC per year. 

More than 5 days late (or whatever your local laws consider late), give them notice.
