Interested in a property listed at 260K (relisted 100 days ago and description states 75k price reduction- but not sure if this is accurate) According to title Wells Fargo has owned since Oct 2008can't find trustee record so don't know how much wells put out for it when foreclosedLast owner paid 310 in 2006Its been shown A LOT (millions of cards on kitchen counter) but has been sitting for a long time (don't know total dom- but most likely 12-16 months) This is most likely due to a monster gravity heat system.

This allows gravity to divert the water back outside the structure should it make its way behind the siding. whatever type it is.

The next night at 10pm the tenant calls & we have a sudden leak of water from the evaporative cooler float that stuck and this same tenant has water coming out the ducting.They open up the ceiling and we have black mold--rotting plywood behind roofing material and behind the affected ceiling fan area.He's trying to play the "I didn't know" game and had to remind him that he has a bid, in writing, for a repair of near $1000 bucks so "something" had to be going on to be a repair of that gravity over a year ago.This guy is a lawsuit looking to happen and I don't see the insurance covering any of it....

Unless you want to use a pump system, drains have to have natural gravity fall, and you might not be able to get that in some locations.

Sewer can especially be a unique challenge because you either need gravity back toward the house or you need an injection pump to grind up the sewage and shoot it down a higher pressure line.Also, where are you going to park if you convert the garage?
