An entire half section of the law book is devoted to the topic of AP and specifically the Series LLC.

The houses are literally next door to each other which is somewhat of an odd coincidence, but I'm now in a situation after completing a full rehab on the property I purchased and finalizing on a BRRRR that I can devote a bunch of effort into trying to obtain the unit next door.

I don’t do any investing on my own at this point, for many different reasons, but the biggest issue being time to devote to that process.

At some point in time, I'll be earning a living from my current business, commissions, and rental cashflow and will be able to decide how much time to devote to each. 

An MFR almost always requires that you hire someone to handle the management - few investors have the time to devote to that much landlord nonsense.

If you decide to be hands on, how much time do you want to devote to real estate investing?

I agree that I could much better devote my time to obtaining the equity type of property you mentioned.
