Why not liquidate your investment in small chunks, and wait for market to adjust rather than in one lump sump of $1MM.

Most listings have 2.5-3% allocated to the buyers agent already written into the listing agreement but you could write into the offer something lower, adjust the offer price lower accordingly and then pay your agent directly instead. 

Using a recent example from one of my deals, I saw firsthand how inaccurate comps, misclassifications, and unfair adjustments could impact an appraisal by tens of thousands of dollars.I’d love to hear from other investors—have you ever had to dispute an appraisal?

Pricing - If you cannot check your competitions price and adjust yours daily you may want pricing software (PriceLabs probably best for single listing owners/operators). 

The adjuster is going to ask a lot of questions, starting with "where were you at the time of the loss?"
