When you see a picture of some white looking dude and then you talk to them and they sound like they are a Nigerian Prince that do not have a grasp of the English language you know something is wrong.

This has tripped up several applicants.In one memorable case, a Nigerian businessman came to me with a business card and a bank statement of over $100K saying he could pay several months in advance.

IMO that's the RE equivalent of trying to protect the general public from Nigerian email scams.What's the real cause for your concern?

I hopefully don't have to mention the nigerian 419 fraudsters mostly prey on the elderly, desperate or uneducated, which is an interesting and apt comparison to many wholesalers. 

Nothing wrong with ten grand EMD but craigslist sends signals emails to get that Nigerian Prince's gold chest out of hock.If Notice of Default is filed, it is a county public record- look up now.

They're just looking for the gullible, the desperate, and those that don't check them out.If they sound like a "Nigerian Prince", well, you know what that means.

Prime plus zero… 30 years… yes because a private lender who is getting double digit rates and 3 points will lend for free.I think there are a few Nigerian princes who lend at those terms.

This puts him more in league with the Nigerian prince scammers than wholesalers.

@Ben Bymaster I have been getting emails from a Nigerian Prince who wants to send me some.gold bars for an investment...does that count?
