i think this is a decision only you can make. im in a similar boat (house hacking my primary) and considering renting the whole thing out to get a solo home for myself. certainly a lot of appeal in that, given how much work goes into the house hack. but whether or not the numbers on cash flow align is up to you. personally i dont think $150 (seems like about 12%?)

I started investing in 2021 while living in San Francisco and have been pretty happy with my decision and own 13 doors in the area currently. 

The model won't be perfect, but should be a very helpful decision maker for when you can safely leave your W2 and establish your budget going forward.

It doesn’t cost you anything and gives the tenant time to rearrange their entire life around your decision. 

However, after dealing with the constant headaches of repairs, complaints, and other issues, I made the decision to shift my focus to larger commercial deals in partnership with others.I have co-founded a coinvesting club, allowing me to diversify my investments across multiple deals.

As a newbie, you always question whether you're making the right decision, but you just have to push forward after a certain amount of time to prevent analysis paralysis.

And also, know everything about operating real estate, if you really want to know the risks: business plan, financing structures, ability to execute, market research to vet their underwriting assumptions, how fees can influence investment decisions...3.

I already have an investment analysis workbook built that tells me everything I need to know to make a purchase decision, NOI, COC, ROI, and if the property will achieve the appropriate coverage ratio to be funded. 

It’s an item in our roadmap, but maybe I just need to prioritize it to the top of the list in 1H 2024.Bottom line is that I allowed us to stop supporting it several years ago, in a decision I wish I could have back. honestly, I used to use the app personally as well.
