Buying property just because it's sexy may work out if you get lucky.

I bet there are plenty of folks on here who started in the 80's when rates were in the teens; they still made money.I'm not saying rates are irrelevant, but don't let them take your eyes off the long-term prize. 

I don’t want to hold too much cash and I know anything I invest in won’t be as sexy as real estate.

These have a projected irr in the mid teens.

Hello BPers,I'm an LLC hoping to jump into bed with a sexy HELOC loan and strip down all my equity in an investment property.My question for ya' all: Is the entire amount of HELOC credit protected from creditors? 

I've been making efforts to wire my apartments for ethernet, because it is a faster more reliable connection than wi fi, though wifi is sexy it is just not as good besides the convenience factor of walking your labtop around the apartment.

Your primary focus in teens/20s is to build credit which you'll need later for leverage, and make as much money as possible.

Market appreciation looks sexy and sometimes it is when the market is hot but a lot of the time it's eyewash and not as good as it looks like on the surface.
