It's a good thing you didn't put money down and wrap this property up in a sandwich lease option deal as some would suggest!

The IRS does not care if you're assembling sandwiches, computers or houses. 

I want to know how to pull off a sandwich lease from start to finish, remotely without setting foot on the property.

What you are attempting to describe here is a Sandwich Lease Option. 

I have refinanced twice and both times it was in my name with a Quit Claim sandwich so to speak at closing. 

Look at a C property and make it into an A property.Have a key lime pie, Bimini bread sandwich and conch stew for me.
