I do fortunately have room to absorb that loss, but with increased taxes, insurance, and maintenance/repairs starting to get reeeeally thin on the margins 😬

After a thorough review of systems, we had plumbers troubleshoot and repair/replace a couple of small chronic bathroom leak issues, and electricians installed a number of end-runs back to the panels so that rooms could each have window A/Cs running without tripping circuits and other such issue.

So they could give a better idea of costs for repairs as well as new furnishings etc. that may be required.

Also keep in mind, most houses these days are already priced well with the cost of repairs in place and trying to get anything or even writing an offer under asking price is pretty laughable today.

Put about $20,000 or less in repairs, then sell it on MLS for about $220,000. 

What most fail to do (which you haven't), is underwrite all the other expenses like property management, landscaping, repairs and maintenance, capital expenditures, etc.

Same for a collapsed sewer pipe - they won't pay for the repair to the pipe, but they do need to pay for the damages caused to access that pipe like removing flooring, drywall, concrete, etc.

Class A-D results shouldn't matter in the level of oversight of property (even before tenant placement) and quality of repair work.

What kind of loan should i go with assuming it needs repairs?
