Remind you I am a contractor for 30 years, we have replaced the dishwasher twice, the refrigerator once, they broke the screen door off claiming wind, broke a toilet tank off the base.

On the new construction houses we just sold, one in San Clemente, CA (1,625,000) and the other in Capistrano Beach, CA (1,950,000) we used Thermador high end appliances (48" gas range/oven, 30" refrigerator column, 30" freezer column, micro drawer, 48" stainless over range hood, dishwasher) In the duplex we are selling for ($1,800,000 or $900,000 each unit which are 1662 sq. ft. each) we used Kitchen Aid gas stove, french door refrigerator, above stove microwave vented outside, and dishwasher.

$45k1st floor rented to a family for way below market rate at $600, should be around $750 - $8002nd floor needs some minor work and should rent for $750 - $800Unfortunately have to buy new appliances for both floor. 1st floor tenant hasn't had a working refrigerator or stove since last November because the sellers knew they wanted to sell.

Usually when an appliance breaks down and needs to be replaced I would arrange all that and no issue.However I went on a month long vacation outside of the country, and a refrigerator broke down.

I own a single family rental property in Texas, and I hired a management company to handle the tenants.I originally lived in the house, and upon moving out the company told me to remove the washer/dryer and refrigerator, because that was Texas requires all tenants to bring their own.
