I believe if we go in and put a nice sign by the road, pave good parking, and remodel inside each building I could get closer to a dollar per sq ft. 

The upper end would be a cement slab and newer infrastructure and paved roads.

We have one lot in mind that's already paved, in a good part of Hurst, and has lighting.

It's in good condition but the driveway is currently gravel and she would like that paved and the roof although isnt leaking, she would want that replaced.

It's needed a wall anchor, a paved driveway (I didn't do my homework on the city rental permit regulations... they require a paved driveway) and new windows.  

The house is a 3 bedroom, two bathroom 1200 sq foot starter home on 3/4 an acre of land with no carport or garage, only a paved driveway.

You'll need to figure in your property management cost as well as any type of maintenance you'll need to do to the park itself (i.e. landscaping, paving roads, plumbing, etc).

Get a copy of the budget and ask about any upcoming assessments or major capital expenditures before purchasing a condo (new roof, paving, replacing windows/doors, painting the complex, etc.). 

To preface, I’m 24, I work in concrete paving and I’ve never bought a house.

Our general criteria is a 2/2+ concrete home with a garage with electric/water on a paved road near the auguadilla airport and near the ocean in a quiet safe neighborhood under 100k.
