I havent seen pictures, but the entire inside is gutted and burnt, and it's smelling like I'll be getting the 100k and still pending the rent moneys for 1 year.I'm looking for insight on current rebuild costs in the St Louis area, especially since costs seem to be skyrocketing.

Pending sales were up year over year, but down from the month prior which is typical this time of year.  

To me the expenses are me saving money for the property in the form of pending CapEx and Repairs.

Gets annoying sometimes but it shares properties in my town that are for sale and go pending and when they sell.

I took the liberty of looking at pending 2400 sf duplexes, and since there was only one, I ran the address through Rentometer.

Pendings dropped 7.5%.

My partners and I will have $45k in the company and our goal is to find a loan in which we can use the capital as leverage and purchase 2 to 4 houses pending rental agreements with the local counties.

End goal would be to use this as a buy and hold cash-flowing rental and, market-pending, selling within the next 5 years to take advantage of appreciation.
