It made me very happy.I see myself teaching in a non traditional environment at some point in the future or having a shop where people bring things to fix things (preferably teaching them how to fix things).

I'm new to the investor world and what brought me here was the overall goal for financial peace.

It's probably worth more to me than it is to the market; I'm just disturbed at what I might have to spend to preserve my peace of mind.

I am moving most of my money into more conservative investments in the economical environment we are in.

With regards to flipping, I think competition (as @Ethan Henning hit on) is going to be way more a factor than taxes in the current market environment.  

Based upon your responses i think that gutting the bathroom would be best for peace of mind as I intend to keep this property long term.
