I actually have a degree in Accounting, but ultimately chose to start a career as an Underwriter so I’ve lost some of the things I learned.

I made sure each piece matched to some degree and was able to find mostly American made furniture at a very good price. 

Not going to work on mls properties.....only with distressed sellers, usually with some degree of ignorance,  willing to let you do sub2 or something similar, with no money or credit. 

I invest in C properties and some units are left just as nice as the tenant(s) entered them and some are a wreck (my one-bedroom apartments tend to stay in the best shape - larger properties with kids typically get wrecked to some degree).

I have had a lot of clients aged 18-22, and every single one of them had picked up a trade or joined the blue collar workforce after High School instead of pursuing a degree. 

Now that I moved closer to work and finished my degree, I'm using this newfound time to educate myself on real estate and save money for my first investment.
