With this house, I did all cosmetic updates- flooring, paint, kitchen counters, hardware & appliances, new bathroom flooring, vanity/counter & fixtures.

They sell the hardware needed to install as well.  

This saves us time running back and forth to the hardware store.

I plan on just adding new hardware to the cabinets and tearing up the carpet to put vinyl flooring down.

To many cut corners, didnt clean rooms, didnt get pro photos, no hardware on kitchen cabinets, didnt pay for stainless appliances.  

From what you said in your post, this looks like an agent only looking out for their own wallet, not yours.

I sure know what you mean about those runs to the hardware store adding up.What would you have done different?

At the same time, be sure to walk around hardware stores and home improvement stores to get a feel for pricing and types of materials that are commonly used on your area.

I have really old cabinets in one of my rentals, but we painted them inside and out and updated the hardware and they turned out pretty nice.
