Large deposits are nice, but very difficult to actually get access to escrow funds in the event of default.

Work your 9 to 5 for several years and in your free time grow your real estate business on the side.

I have a couple of people that this has happened to, and you need to have it in writing and tied to the property to make it work. 

And I know that a refinance would be the best, and most common, way to go. 

The fees and rate are generally higher on DSCR loans. 

It would be tough to rely solely on our own funding.

Look at median household incomes, look at market economy base and diversification, look at what's being done to protect and grow economic performance, just run the #'s and the message should be crystal clear.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).
