The house will get new bathroom finishes, and new carpet and fixtures throughout...Majority of the work is being subbed out, I will do minor demo and carpentry items.All-in-all, should be a nice remodel and good finished product for the homebuyer who gets the property and at a reasonable price for the neighborhood and school district.

The best order I feel to put the categories for the interior and how I put mine is in the following order Demo, Framing, Rough Electrical, Rough Plumbing, HVAC, insulation, Drywall, Interior Painting, Cabinets/vanities/ counter tops, Flooring (flooring before cabinets if you're not using a floating floor such as true hardwood), Finish plumbing, finish electrical, and finally carpentry (doors, windows, trim).As far as the scope of work for the exterior there is no particular order you need to go in since it will be up to the general contractor to schedule those for you.

If done correctly (with windows, nice stone finish material, etc), it could be an architectural asset as well.With some proper professional landscaping (maybe also cut out a planter along the side of house), and addressing the driveway issues, that should eliminate the aesthetic liabilities and give you an amazing amount of curb appeal.There are other possibilities for completely redesigning the approach to the entry (straight off the front with a right-angle landing and a gabled portico), but would involve a lot more demo-ing, building, and expense.Similar to this:http://www.houzz.com/photos/17493/Becker-Architect...

Here is the breakdown: Demo: 1800 (not sure what all this includes as aside from a toilet, it is an empty shell) Electrical 9.500, Hvac 10,000, Plumbing $8,500, Misc/carpentry-$1200, Drywall-$5000 Interior paint/plaster repair $1900, Insulation $4,500, Exterior doors/windows-$9,000, Siding to repair damaged area only $1500 (this is a very small area).

What has been a recent reassurance for me is my demo-guy just told me he just got contracted for 3 different properties, with the same build as this one, and they’re doing the exact same thing I’m doing.
