Some of the challenges:1) Pairing clients with properties that with an affordable plan yield the results the clients need2) Get the property into contract in this aggressive sellers' market with strong STR property buyer competition3) Deep due diligence to minimize property risk during inspection period + create best COE plan to yield the highest possible cash flow + start scheduling post-COE reno work4) After COE, get the hot potato moving- help in any way necessary to make sure my clients get this work done quickly and without complications so they can get their property on the rental market ASAP and start generating cash flow.5) Occasional STR audits as requested (always an option) by clients, to further boost their cash flow, and effectively their home value- based on income approach.

In a few months I’ll be living with family and paying $0 rent, which will boost my savings by over $2000 a month, though eventually I’ll want my own space - I’ll probably house hack, once I’ve picked an area I’d like to live in for a few years.What I’m not sure on is, how I should handle financing my first (and subsequent) property purchases.

I have a low credit score (slightly above 600) due to carrying high credit card debt as well as having some charged off CC's from my college days, however the statute for those to show up on my credit report expire in August of this year so it should provide a sizable boost to my credit score, in addition to my plan I have in place to reduce my total credit usage from $12,000 (out of 13,000 available) down to about $4,000 by July (hopefully lower!).

However, there is a low likelihood the feds would come in and seize the property and I believe the DOJ has issued guidance to on this very topic.Some lenders however still have a moral objection and since banks are regulated, in part or full, at the federal level, they don't want to risk getting in trouble with regulators.There has also been some weird stuff coming out of California where the police have seized the cash shipments coming from dispensaries and tried to use the asset forfeiture clause similar to if they seized funds from an illegal enterprise.There are banks and credit unions that are targeting MJ providers across the US as clients.
