The accuracy of purchase price, rehab costs, and After Repair Value (ARV) can vary and should indeed be independently verified.

Create a spreadsheet, remove the outliers (those that are very expensive and very cheap) and you will get a better idea of what to expect.Remember, no algorithm can really predict everything with near 100% accuracy.

Propwire is free but gets you the same information for the most part HOWEVER, I haven't heard much about the level of accuracy there.

I think the accuracy is there as long as you are comparing similar individual properties on Airdna in a close proximity to your target property.

@Ema SilvaBased on over 40 years in the real estate industry, I can tell you in my opinion many people overestimate the value and accuracy of an appraisal.If you were to get three appraisals on this property (providing no purchase agreement), you would probably get three different values.

I haven't verified the accuracy of the program anywhere except in Riverside but it seems to work well. 

@Jim Rivell-  ask the person that  leant the  funds for a  formal " payoff  letter "  and   review it for a ccuracy ..the payoff  amount sswhould be calculated throught a  specific  date ......the  additonal paperwork needed  is different if the person filed a  lien /  secured the loan on the property .....consult a  real estate  attorney or  escrow firm  for  assistance
