porcelain tile flooring, smoke and carbon monoxide detectors wired into the ceiling electrical system, the most sturdy screens, if built before 1976 you will have lead based paint issues, make things simple, plan to pay for trash pickup and provide containers with attached lids, can you provide outdoor clothes line (when people live on small budget they hand wash and hang dry which is hard on plumbing shower fixture and moisture) where is it located?

@Aaron Duplex,Lets just be real, I'm with @Steve VaughanLets see.. in the past 2 weeks, had a gas line bust a sewer pipe, so the poop was literately going into the street.. when we were assessing the situation, i swear the smell stayed on our clothes!....

Tenant has unpaid rent and/or utilities, they cut off communication, and the rental is void of clothing, TV, good food, etc.

Then the subcontractors I hire just have to pickup the misc. materials & consumable items as they need them (e.g. caulking, adhesives, screws, nails, drop cloths, trays, brushes, taping mud, etc.)

I realize her argument will be the smoking takes place outside but my issue with that is the smoke and its odor can be brought in through clothing, hair and if the windows of the building are opened.

The one thing I will say that is finicky is the electric on-demand hot water heater: it doesn't like it the hard water from our well so we had to upgrade our water softener to the best one available, and it also doesn't like it when my wife runs the dishwasher, clothes washer, and tries to take two long hot showers at the same time.
