I don't believe this would be legal where I am, as its essentially a licensee agent paying a referral to someone unlicensed, non-principal and undisclosed, all of which is illegal.

This will likely be argued just as they similar thread was concerning using only a listing agent, could have sworn you participated in that thread Derreck, maybe not.IMO, as I stated a few days ago, it's not a good idea for a "newbie" who is rather unaware of what that Realtor's role is to deal with a good agent without representation.My father is a licensee, yes he's still at it, I help now and then, so I have done REOs both ways, with and without representation and I have seen no real difference in my market.

I believe the intent of these types of laws is to keep new real estate licensees from jumping right in and working with the public independently when in reality you really still do not know what you are doing!!

As a licensee, you can ethically wholesale properties on the mls, which they won't teach you directly in the licensing course, but with the license you can team up with a mentor who can show you how to do this.
