I would also recommend you have a good network of people wherever you are looking to invest to monitor your property for you and keep you updated on the progress - best of luck! 

Even though I have been monitoring the MLS for only a 6 weeks, I can't say I found anything that is a solid investment. 

Once they realize how big that is, they will realize they have to put a team in place and monitor them especially at the outset.

Have the PM set expectations and monitor her progress, realistically, she knew she was losing her dog, so that is a legitimate emotional experience.

BUT tenants usually punch holes in the walls or smash a window before they run the tub for a month (doesn't cross their mind)You can always monitor water usage online, daily and by the hour. 

It may be something worth monitoring over the next 6-12 months.
