I can't speak too much to the market on the Westside, but as far as affordability on the West Coast Spokane is worth looking into.

The amount of cash flow on a home will of course be contingent on the down payment.

I suggest you buy fewer but better properties for better cash flow and appreciation. 

It just didn't seem like it would be worth my time or money. 

While at the same time taking a chunk of cash.

My goal is to purchase 15 units in the next 5 years, and produce a cash flow of $20k per month within the next 10 years.  

The house I will get is in a lower income area, currently worth $95-100k, and she still owes about $25k on it.

Even the funding alone is easier since you now have a cash flowing property that can help you fund your seed money faster.
