I think the sweet spot of all is when you have an entity you can flip from and deals or develops property.  

In Austin right now, I'd say our sweet spot is somewhere between $180k-$250k to acquire properties.

In fact, lower cost SFR actually have much lower appreciation values due to factors that make them lower cost, and less desirable, to begin with.That said, we believe that the sweet spot is the price at which people will buy a mid-priced starter home, rents at the market max, and still has positive rental cash flow.

For example, if you're planning on getting a sweet subsidized 30 year Fannie/Freddie loan and keeping the house as a rental, it could make sense if you can make it cash flow.

1% rule isn't bad, but unless you are getting some kind of sweet financing with no money down, you are not doing great on the equity.

I got a sweet deal on a contract for deed.
