In fact, lower cost SFR actually have much lower appreciation values due to factors that make them lower cost, and less desirable, to begin with.That said, we believe that the sweet spot is the price at which people will buy a mid-priced starter home, rents at the market max, and still has positive rental cash flow.

For example, if you're planning on getting a sweet subsidized 30 year Fannie/Freddie loan and keeping the house as a rental, it could make sense if you can make it cash flow.
