R-22 refrigerant, which most residential HVAC systems used up until about 5 years ago, is being phased out due to government regulation.

The problem is that it is sitting where the refrigerator goes.Range and hood will both be replaced.

I found a spreadsheet on BP that lists out all the items in CapEx and their typical life spans, like roofs, exterior paint, refrigerators, stoves, etc.  

I've had people leave refrigerators in a unit...and you wouldn't believe how badly they will treat their own property....let alone property that isn't their's.

My mother had the warranty, she got a new outside AC unit, a new stove top, a new vent hood, and a refrigerator repair all in the same year.

Unfortunately, the burden of proof will fall to you to show that it was your tenant (beyond a reasonable doubt) that stole the refrigerator.

If your property is here in the valley I highly recommend Johnson Refrigeration, I've been very happy with their work.

It needs a new roof, new windows and doors, interior and exterior paint, floors need to be buffed or refinished, new refrigerator, new flooring in the bathrooms as well as new fixtures, new lighting fixtures throughout the house, needs some patch work on some the downstairs ceilings, and some landscaping on the outside of the house.

Appliances include dishwasher, garbage disposal, refrigerator, stove, washer and dryer.

I'm conflicted about a decision and would love the opinions of experienced landlords regarding replacing appliances, specifically a dishwasher and a refrigerator.
