@Nathan M kieferI already get most of my bookings from Vrbo because I have true vacation rentals and not an "Airbnb" type property.So this will just make it less likely that I get many bookings from Airbnb, and I'm ok with that.

I plan on fixing the punch list items once the tenant vacates, so that the home will pass the Section 8 inspection.

As a contingency of sale we required this unit to be vacated.

Has she vacated? 

It's particularly helpful to inquire about the promptness of rent payments and the condition in which the rental unit was left upon vacating. 

I just don't know where that stops or where that ceiling stops, but because it's still so new, there's probably going to be a lot of money moving into that area as a new vacation spot. 

I'm not sure if you have a day job, but it may be worth taking some vacation time to make some improvements on the property to increase its value before you sell.
