Hi All,Am a dual Citizen (US Born/family from Portugal) and am looking to invest in Portugal that has become increasingly popular in tourism and economically as a country.

In todays market, they are most popular when purchasing a larger bundle, needing flexibility on a bundle (lower purchase prices being allowed for example), or when cross collateralizing equity as downpayment. 

These are popular programs among investors because they do not report to credit agencies, use DTI to qualify, and do not require tax returns or income verification.You can use a DSCR loan to purchase or cash-out refinance, a strategy commonly referred to as BRRRR (Buy, Rehab, Rent, Refinance, Repeat).

But I’ll bet  you’ve developed a great “feel” for when to “work” with a tenant and when to get “tough”  

Your best bet would be to take a look at a combination of cash outs / or maybe just one in order to obtain your proceeds for the new purchase.

I would however get into the habit of increasing rent every year, even if it is a small amount-it adds up and I'll bet your costs (insurance, taxes, etc) go up every year.

If you buy now you are betting your criteria will be similar when you retire.

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.
