While reading your post I was thinking "sell the Cali properties", but with 3-4% interest rates (and I'm assuming those are long term fixed rates) you will be best off to cash out refi (non-tax event) and use those funds to buy multifamily.

In the event that such notice of non-renewal by Owner is received by Broker, Owner shall pay Company the Management Fees, rental commissions, and all other outstanding fees set forth in this Agreement for the length of the tenant lease (including any lease extensions or renewals) or the remainder of the term of this Agreement, whichever is the greater of the two.

(even though it sounds like a crazy tenant with no justification for those numbers, what if they really did have justification and won their case)I don't want to be wiped out completely in a terrible event, i'd rather just lose the rental property and not have my personal assets be at risk....exact reason LLCs exist.
