Hello,Has anyone attended one of these free "Learn How To Build Your Real Estate Investing Business" seminars conducted by Ocean City Development? 

If you haven’t heard of this conference it is one of the larger manufactured housing conferences in the country.

That being said, after conducting various analysis, I am realizing that even if we pay down almost all of our debt (which should be within the next month or so) our credit score would still not increase drastically because we do not have a lot of credit lines open and/or closed and our credit history is relatively young (an average of 5 years between all four credit cards).

@Jo-Ann Lapin do you know if there are any auctions (tax or foreclosure) that still take place in person or are they all conducted online now?

If you do close on this place with the tenants still in, make sure to conduct a background check and follow all the rules you would for screening new tenants. 

CD is really your only option if you can get good terms.At this time I would focus on price, if you think he is over valued you may have to conduct an appraisal to get him to believe it. 

I’m currently on pg 47 of your tax strategies book and thinking of trying the “weekend sandwich” out regarding vacations in June for a real estate conference in San Francisco, hopefully works out hahah.

Pay particular attention to how they screen potential tenants, do they run a credit report, do they conduct a criminal record search, do they conduct a civil records search, do they verify employment, etc.?

AIRBNB activity is generally not considered passive activity anyway (no matter how you conduct it).Placing your house in a LLC does not good to you since you are renting out your personal residence.
