I'd be willing to bet buying an index fund would have a better return without any of the headaches. 

Brett,I have never heard of that company but any reason why your not using an FDIC Bank or well known lender? 

I think the uneasiness comes from not having enough reserves/ funds for downpayment and closing.

@David F.As Russell mentioned co-ops are probably 1/2 the price of a condo and you would also have extensive costs to set up a co-op and typically it’s my understanding the builder funds the first 1-2 years of reserves.

I have recently worked with a company that has an excellent offer.

I'm assuming you're referring to investors that provide all of the funds for your flips?
