Some, you have to treat them as if they were your children and just educate them, hold their hand a little bit until they get the process down packed. and if they can't then don't renew their lease/ worst case scenario evict based on failure to follow agreed upon lease/policy of the building.

So in the past 2 weeks I find out the 19 yo supposed daughter of the tenants is not his daughter but I'm guessing a step daughter and she has 2 children 2 yrs and younger.

@Grant Rothenburger, I don't think it's necessarily a lack of deals, but that everyone mailing to the same Absentee Owners.Investors in overcrowded markets need to look at alternatives like Seniors who have owned their home for 20+ years or Homeowners with low Financial Stability Scores (FSS).There's even a new list where you can mail to the children of the elderly homeowner - since they are the influencers.

Dear BP members,The tenant rented my room with furnishing $850 (I bought the brand new basic furniture for her before she moved in).
