Any other sympathy is unfortunately just Poor Business Practice.  

Can you afford to pay someone $40k per year to manage part of the business?

@Christopher Alley we use a lot of private money in the rehab business, and I have never paid any up front fees. 

Most of us have passions that will never be followed, amazing businesses or ideas that will never be pursued… unless we can solve the Cash-Flow Freedom Equation, which ultimately leads to Time-Freedom.

The homeowner insurance market right now is a dumpster fire with carriers refusing to write business and creating incredibly tight underwriting guidelines.

Usually it takes them weeks to respond and they come up with some crazy stuff like by business is paying for the trip and need to pay with a certified check outside the platform.

Finished my MBA (Business Analytics) in September and this work was part of my thesis.An official proforma has not been conducted.

It's too important of a role to be done by a moonlighter whose business doesn't rise and fall on it.- Understand what you value . . . do you want to have a phone call from the PM every Friday? 

I know some municipalities allow the property owner to obtain permits but  that in itself is a huge issue in many areas and secondarily insurance is critical in this business.

They stated it was none of our business.
