Have done well with everything - REO's banks want to close out before end of year, owners who want to ring in the new year without the burden of a home, commercial property owners who want to offset a loss or gain this year, etc. 

You have to work at it and treat it like a business if you want to succeed.If you just sit around waiting for the phone to ring or hear "You've got mail" then you're not going to make it.

I also do direct mail which I think is extremely competitive these days but the phone does ring.  

To get both as fast as possible I would get some bandit signs, get a phone number that rings to your cell phone so you don't get dinged by your city for putting up bandit signs.

Each property then has its own individual key we give  to tenants.But to your question about differentiating the ones you already have, those rubber rings they sell at Home Depot or locksmith shops will do the trick.

When I list a property for rent, if the phone doesn't ring at least 3 times a day (in my market), I know it's overpriced.

threads/niag...Regular Kohler toilets like the Wellworth sometimes have a different style of flapper, with a rubber ring that mounts on the bottom of a cylindrical sort of thing - that rubber ring occasionally needs replacing (we just did this), - they don't look like standard flappers.

Sitting in front of a computer or phone eating pork rings makes it very easy to miss opportunity.
