Cleveland is not the gold rush it was 5 years ago with 25k duplexes on Madison and w 90th.

We are in Madison, Wisconsin so they'd need to operate here or near here.

From what I've seen, Nashville still has a very low supply and is growing very rapidly, which in turn, has made the surrounding cities like Madison, La Vergne, and Hendersonville great for affordable flips. 

I actually have family friends that live in Madison and they have been trying to get me to go there for the masters in real estate for a while.

Some of the new construction I bought for go zone in Madison MS has had the same tenants since the day I bought them Post Katrina.. now those houses probably have hit the 27% mark since they were brand new.. and I have not replace   repainted or done anything to them .. save a garage door that some how got run into but the tenant did not know who could have done it. 

While I understand the reasons for checking pedigree, there is also the growing problem of data theft from major players on the internet, the latest in a long line being Ashley Madison (expect a few divorces when this data is leaked). 

Incidentally, in regards to Madison County, for what houses cost there I could buy five or ten houses in south Jackson.
