Sorry, you can call yourself whatever you want, but your states Department of Real Estate would consider you someone that is practicing real estate without a license, and you could be fined by them; and sued by buyers or sellers.

Do I have any grounds to complain to the City Planning Department to being told to get a permit, have a licensed contractor test it and have it inspected?

@Wave Taylor I would definitely make sure with the local building inspectors and/or zoning departments to make sure the property is up to code.

Things like vacant and closed lists and code violations from your local inspections department. 

We think it is in large part because of the huge turn overs there are in these departments.

Isn't it against BK law and/or department of real Estate regulations.

Ask for somebody else in the department to handle the loan instead who has some seasoning about themselves....When you are at the closing table, you will sign the paperwork as yourself as a 'member' of the LLC....

At the same time you can apply this logic to everything you do during a rehab and you can spend your life at the planning department drawing up plans on a scratch paper to show them how you are going to remove or build a wall.

Try the accounting department doing accounts payable/receivables and work along-side the accountants and learn how to crunch the numbers.
