There is big money in non-profits ask the CEOs of Unicef, Red Cross, United Way, Wounded Warriors, and Goodwill who all have salaries between 300k and 1.3 million.

I called my realtor friend to get his thoughts, and I'm not sure if he was trying to be funny or not but he said, "that's why I always tell people never rent to family" -- part of me thinks he wanted to rub a little salt on the wound. 

They wound up changing their mind because another friend wanted to room with them so they started looking for a 3BR apartment.Fast forward to yesterday, they tell me the other friend backed out and were again looking for a 2BR - which I happened to have available.

We met twice prior and all was well, then she wound up being 3 hours late to our next meeting.Then I met a mortgage broker who seemed successful.

We wound up getting higher rent than we would have with the tenants that left by an additional 15% or so.Mind you, there were a lot of reasonable people involved in this transaction and the stars aligned for us on this one...

That really sucks, but it happens and I hate to add salt to the wound, but seriously, you've got your work cut out for you on this one.  

I bought the land in 2006 and like many others I have been licking my wounds after the crash in 2008.
