Time heals all wounds :-) Ya pay for it now or ya pay for it later, but gravity works and real estate is all about how gravity works.

Two of the guys wound up staying for years after and they're doing amazing.

My father had a rental house he sold some 25 years ago, with Seller financing.I wound up having to take the property back, as the buyer defaulted on the loan.When I went there, I saw that a tenant who had lived in the property for the past 45 years was still there.She used to pay her rent weekly and I collected rent from her personally countless times when I was growing up.She tried to hand me her money and I refused to take it.I told her that she'd paid rent there for 45+ years and I didn't want her money.

Hopefully, this year will be better.I have one more rental property that is actually doing well...Whew.I took some time off last year to re-group, re-learn, lick my wounds a bit and figure out what I'm doing wrong.

I wound up putting an offer on a house in Indianapolis after communicating with several knowledgable people including a great realtor and other investors.

Thank you for the thorough information you shared about BRRRR.I recognize your heavy sarcasm, hopefully you aren't too wounded by being called a guru.   

Want to build a small cabin in 1-2 years to use as a retreat for Wounded Warriors and Airbnb. 

Finally, it's amazing to me how many people on BP post an opinion in an open forum and then get all wound up, when people reply with dissenting opinions.

None of the syndicator deals, even the best of them, wound up having enough upside to compensate for the risk of having zero control of the investment once the money leaves your bank account. 

I wound up buying older renovated homes in 2023 in Class C areas and they continue to be major headaches with constant repairs and me losing money.
