After getting one deal under my belt I may then venture off the beaten path. 

I just closed on a note deal where the joint venture investor put up $19k and we expect a pretty good return when we exit the deal.

Just make sure you have it agreed to in your joint venture contract.

The groups has been very helpful to me and our ventures. 

It is because of my fear of taking loans in the past, it has taken me so long to venture in REI.  

I am interested to hear a couple stories of how you gathered your team to start you real estate investing venture.

Maybe I'll venture out to the meeting tomorrow, although I'm not sure the topic is best for a newbie.  ::)
