So either buy as an LLC and make sure you dot your i's and cross your t's or buy as an individual and make sure you have adequate insurance coverage. 

A lot of investors have already found title companies that are familiar with our style of assignments, you can also contact a number of title companies in your area and ask to speak to the sales rep they know who the investor friendly escrow officers are.

What are trends you’re noticing in type, style, color, etc?

I walked the beach in a T-shirt on New Years Day and this week it's mid-50s and raining. 

I was turned off by the approach, style, and even more importantly that the solution suggested was not correct for my situation and the rationale for it contained factual errors for my situation.
