The one thing about building a buyers list first, is to know exactly what those buyers are looking and how many homes they are capable of purchasing in a given month/ year.

How did you find a VA you could trust, was qualified (capable of completing a wide range of task well), was motivated even though they were not full time, and did not cost a fortune?

It is however more than capable of doing all the things we wish we could skip.

That being said we have other operating partners who are just as capable, even better in many ways, that are much more reasonable with their fee structure. 

It turns out her old landlady in a similar situation had brought out a contractor and made a lot of noise about replacing the whole vinyl window, and finally charged her $70.00 for an entire new screen frame shipped from the window manufacturer.Same landlady who ate my tenant's security deposit and had never heard of giving notice before banging on the door.

The smaller scale allows a larger ability to penetrate niche markets than legacys hotels are capable of.
