I'm looking at it as a way to grow long term assets and with a (hopefully) well developed portfolio i like the potential for a semi passive income stream.

Keep some buffer capital (which of course can be invested in semi-liquid assets).Other than your ability to make contributions to the retirement plan, you cannot personally add capital.  

They have a portfolio of semi-detached homes that are relatively easy to rent, They are very careful when choosing tenants and haven't had any issues in years.If you have good tenants than you shouldn't have any problems with the rules favouring tenants  

I'm in a very similar situation myself, so I feel your pain.I'm a semi out-of-state investor and bought 3 SFHs in OKC last year using conventional mortgages on all three.

It would also be a good idea for you to do semi annual inspections, then you would be able to get to the problem sooner.

I am in the NOVA (Northern Virginia Area) and been looking at possibly doing a 203k to do a semi live in flip.

I'd offer to do a semi-remodel of their unit and raise the rent at least 50% of what you wanted/needed. 

My goal is to use and leverage real estate to hopefully be semi retired at 35!
