Those are probably the biggest pieces, the rest is talking to other investors, surround yourself with these folks, build the relationships, run the numbers, get comfortable with the numbers, and start writing offers. 

We have a SFH in Pflugerville TX (just north of Austin) and most of the leads we see are 1-2 bedroom folks (ours is listed 3bed at $3200/mo).The leads we get from people that want a SFH never materialize.

Have no idea how long it will take to get to my first property but looking forward to learning the process and getting to know the like minded folks on this forum.  

I was fine but folks basically wanted to rent for less than my cost of electricity... haha so that one was a failure but the 2007-11 years which were pretty apocalyptic :-)  I don't think Margaritaville is ever going to make sense as an investment property because of the prices and the HOA fees.

Hello folks,I live in the Tampa area and I bought my primary residence here in 2022 which was a resale house.

I think if the REIAs  acknowledge they are taking a kickback then I guess that is OK.. but the ones here in Oregon I dont think man folks understand that is happening.. as the guys running it will start talking about how great the program is and they will be the first one to sign up.

I do get the attraction though from folks who think they can make big money quick..

that seems to work for us.. very few if any folks on public assistance or other means have those type of credit scores. takes us a month or two to find a suitable tenant.
