Hey BP Community,Does anyone have any experience dealing with mice in self storage? I had a tenant complaining and asking if I can do something about it. But if I can't get into the unit to put traps, I'm not sure how...

Over the years I have bought and sold commercial and residential properties.I have also owned many businesses:Laundry Mats - Retail Stores - Flea Markets - Convince Stores - Arcades - Rack Merchandising - Mystery Shopping Company - Auction Centers - Answering Services - Vending - And the list goes on.

I like the bandit sign idea or index cards in laundry mat's and grocery stores.  

Exterminator told me when he lifted up a rubber mat on the kitchen counter, over a dozen roaches scattered.

So land is at a premium - and so are building costs - so values are only really threatened by job loss - and the increasing growth of the Mat-Su Valley. 

Along with a bed that comes with a tough rubber bed mat.

We have been playing cat and mouse with them for about nine months.

This feels like purchasing a new car, driving off the lot and being told that the dealership forgot to charge for floor mats when you go in for your first oil change. 

I'm asking you because after skimming through Mat Sorensen's book on SDIRA's he says it's very important that the IRA's investments be in the name of the IRA and not in the name of the owner, so the title of the IRA is very important.

Ditto to Nick's comment.I use K&E and KKOS -- based primarily out of Utah -- for both my personal and business filings, since they offer both tax attorney and CPA services, they are investors themselves, and wrote the book on self-directing IRAs that the IRS uses to train its new agents (by Mat Sorrenson -- the "S" in "KKOS").In short, Mark Kohler's team on either side are worth checking out (they post videos regarding tax tips on YouTube as well).I hope that helps. :]
